Cosmetic villa renovation

Full interior renovation

A comprehensive transformation of the interior including all cosmetic elements plus MEP (mechanical, electrical, plumbing) upgrades. In Dubai villas built before 2015, the electrical boards, plumbing systems, and HVAC ductwork often need replacement alongside the surface finishes. Ignoring MEP when doing a full interior renovation is a false economy — replacing finishes over failing systems means breaking them open again within a few years.

Full interior renovation also covers layout changes — removing non-structural walls to create open-plan living spaces, relocating bathrooms or utility rooms, and reconfiguring kitchen layouts. These works require Dubai Municipality approval and community NOC in managed communities. We manage both processes.

Full villa renovation — interior and exterior

The most comprehensive scope. Interior renovation is combined with exterior works — facade repaint or cladding, external rendering, boundary wall renovation, driveway resurfacing, outdoor area upgrades including garden renovation, pool construction or renovation, pergola and shade structures, and landscape lighting. A full interior and exterior renovation transforms the villa completely — inside and out — and when correctly executed adds measurable value to the property in addition to the lifestyle improvement.

We visit your villa to assess the existing condition thoroughly — structural condition, MEP system status, flooring sub-base, wall and ceiling condition, bathroom waterproofing, and exterior surface condition.

Scope of Work and Written Quotation

Based on the assessment, we prepare a detailed written scope of work and itemised quotation.

You see exactly what is included, what material grade is specified, and what each element costs. For more complex projects, we provide layout drawings and material specification sheets.

Authority Approvals

Where structural or external works are involved in managed communities, we prepare and submit the NOC application and DM drawings.

We manage the full approval process and do not start construction until all required approvals are in place.

Site Preparation and Demolition

Existing finishes are stripped out in the correct sequence — ceiling finishes first, wall finishes, then flooring.

Plumbing and electrical systems are isolated and removed where replacement is included in scope. Site is protected and dust-controlled, especially for occupied properties.

MEP Installation

New electrical conduits, wiring, and boards are installed before any finishing begins. New plumbing runs are laid before tiles go down.

HVAC modifications are completed before ceilings are closed. Correct sequencing prevents the most expensive renovation mistake: breaking through finished surfaces to reach infrastructure.

Finishing Works in Sequence

Gypsum ceilings and cornice, then flooring, then wall tiling in wet areas, then joinery and cabinetry installation, then painting, then hardware, fixtures, and lighting.

Each trade completes its work in the correct sequence so finishing trades are not damaged by subsequent works.

Snagging, Handover, and Aftercare

We complete a thorough snagging inspection before handover — checking all finishes, testing all MEP systems, running every fixture, and rectifying any defects.

A cosmetic interior renovation of a 3-bedroom villa typically takes 4 to 8 weeks. A full interior renovation including MEP works takes 8 to 16 weeks. A full interior and exterior renovation with structural works takes 3 to 6 months. Projects requiring community NOC and DM approvals should add 3 to 6 weeks for the approval process before construction begins. We provide a clear project timeline in the written proposal.

Cosmetic interior works, flooring, painting, kitchen and bathroom surface changes, internal joinery, generally do not require DM permits. Structural modifications, removing or adding walls, changing room layouts, MEP system relocation, any external structural changes, require DM-approved engineering drawings and permits. Community NOC from Emaar, NAKHEEL, DAMAC, or the relevant master developer is also required for structural and external works in managed communities. We manage all approval processes.

For cosmetic renovations done room by room, many homeowners choose to remain in the property — though it will be disrupted, dusty, and noisy during working hours. For full renovations involving all rooms simultaneously, MEP replacement, or demolition, we recommend vacating the property for the duration of the main works. We plan the renovation schedule to minimise the time the property is uninhabitable.
