A New-Build Garden That Needed to Work From Day One

This villa in Tilal Al Ghaf was handed over the way most new-build villas in Dubai are handed over: a narrow side passage of bare sand running between the boundary wall and the villa, scattered builder’s debris underfoot, and a single paving strip already laid tight against the building. Nothing that could be used, and nothing that would survive a summer without a plan behind it.

The owners had a clear priority. They wanted a garden that looked green all year and did not turn into a weekly obligation. They were not looking for a showpiece. They wanted somewhere the family could actually use, that would not need a gardener three times a week to stay presentable.

That brief pointed the design in a specific direction from the first site visit, and it shaped every material decision that followed. Here is what we found, what we chose, and why.

What We Found on Site

The site survey covered four things: what the ground was actually made of, how water would move across it, what the irrigation supply could deliver, and how the sun tracked across the plot through the day.

Ground conditions

The passage was left as loose, wind-blown sand over compacted fill, with scattered builder's debris — wrapping, offcuts, and construction litter — visible across the surface at handover. This was cleared before any base work began, and a continuous concrete kerb was cast along the length of the passage to form a proper edge restraint between the planted side and the walkway side, rather than relying on sand alone to hold the line.

Drainage and falls

The plot had a slight fall back toward the villa rather than away from it, which would have pooled water against the external wall during heavy irrigation or rain. We re-graded the base to redirect falls toward the boundary drainage channel before any surfacing went down.

Irrigation supply

The irrigation stub had delivered adequate mains pressure with a single outlet. We installed a pressure-reducing valve at the manifold to protect the drip emitters and split the supply into multiple zones from that single point.

Sun exposure

The western boundary takes full, direct afternoon sun for most of the year, while the side yard along the villa stays shaded for a large part of the day. Planting was selected and positioned accordingly — heat-tolerant species on the western bed, shade-tolerant greenery along the villa wall.

What We Decided, and What We Ruled Out

Artificial Grass Instead of Natural Turf

Natural grass was the first option we discussed, and we advised against it for this particular garden. Natural turf in Dubai is entirely viable — we install it regularly — but it carries a maintenance and water load that has to match how the client intends to live with the space. Here, the brief called for a lawn that stays green year-round without constant watering or mowing, which pointed directly at artificial turf.

Given the full western sun exposure, a natural lawn here would have needed daily watering through the summer months, plus weekly mowing, feeding and patching of heat-stressed patches. Against a brief that specifically asked for low maintenance, that was the wrong answer. We specified a 35mm pile, UV-stabilised artificial turf with a perforated drainage backing, laid over a compacted sub-base and 20mm levelling sand course.

Ruled out

Natural turf — higher water and maintenance load than the brief allowed for.

Chose

35mm UV-stabilised artificial turf, accepting it runs hotter in direct sun and has a lifespan of roughly 8–10 years before replacement.

Drip Irrigation Instead of Sprinklers

With the lawn area no longer needing water, the irrigation system only had to serve the planted beds. That made drip the obvious choice over a sprinkler system — it delivers water at the root rather than into the air, which matters when summer evaporation rates are what they are here, and it keeps water off the turf and paving where it would only encourage algae and staining.

We installed a 2-zone drip system from a single programmable controller, split by sun exposure rather than by geography: one zone for the full-sun western boundary bed, running a shorter, more frequent cycle, and a second zone for the shaded side-yard planting, running longer but less often. Splitting by light exposure rather than simply “front bed / back bed” avoids over- or under-watering either zone.

Raised Planter Beds Instead of Open Borders

Open planting beds around a boundary wall look generous on a drawing and rarely hold up. Soil migrates onto the paving, edges break down, and the line between lawn and bed blurs within a season.

We cast a continuous concrete kerb along the length of the passage first, forming a permanent structural edge between the planted bed and the walkway rather than relying on sand or loose edging that shifts over time. The planter beds built off that kerb were filled with an enriched planting mix (topsoil blended with organic compost) rather than amended construction fill, and planted with a mix of Bougainvillea, Ixora and Duranta hedging for the sun-exposed bed, with Dracaena and Schefflera in the shaded side-yard bed. All species were selected for heat tolerance and a mature size suited to the bed depth, so the planting doesn’t outgrow the space within two seasons.

Scope of Work

Artificial Grass Installation

230 sqm of artificial turf laid over a compacted and levelled base. 35mm pile height, UV-stabilised yarn, perforated drainage backing, no infill required. Edges were trimmed and fixed with ground pins and adhesive jointing tape to prevent lifting, which is where most turf installations fail first.

Paving and Walkway

60 sqm of outdoor porcelain paving forming a walkway from the side gate to the main entrance, plus a usable patio area alongside the villa. Laid in a running-bond pattern with a light grey tone to match the villa's facade, with tight joint lines pointed in matching grout. Falls were set at a 1:60 gradient away from the building to move water toward the boundary drainage channel.

Planter Construction and Soft Landscaping

A continuous cast concrete kerb formed the structural edge along the passage, with planting beds built off it and filled with an enriched topsoil and compost blend. Planted with Bougainvillea, Ixora and Duranta hedging in the sun-exposed bed, and Dracaena and Schefflera in the shaded side-yard bed. Species were selected for heat tolerance and mature size that suits the bed depth, so the planting does not outgrow the space within two seasons.

Irrigation

Drip irrigation across two zones, controlled by a single programmable timer with a pressure-reducing valve at the manifold. The client was handed over with a seasonal programming guide — shorter, more frequent cycles through summer, tapering off through the cooler months.

Timeline

Stage Duration What happened
Site survey and design 2 days Survey, levels, water pressure test, layout and planting plan approved
Clearance and base prep 3 days Debris removal, excavation, levels set, base compacted and re-graded for falls
Irrigation first fix 2 days Mainline and drip lines laid before surfacing
Paving 4 days Sub-base, laying, jointing
Planter construction 3 days Build, soil fill, bed preparation
Turf installation 4 days Base finish, laying, edge fixing, seam work
Planting and second fix 3 days Planting out, emitters set, controller programmed
Snagging and handover 2 days Final inspection, client walkthrough, maintenance briefing

The Result

The garden now gives the family a usable outdoor space year-round rather than a seasonal one — the patio and lawn area get regular evening use from early autumn through spring, and the low-maintenance build means the upkeep is limited to occasional irrigation checks and a periodic brush of the turf rather than a weekly gardening commitment. That was the brief, and it’s been met.

What a Project Like This Costs

This project fell in the AED 45,000–60,000 range. The main variables on a garden of this size are the turf specification, the paving material, and how much ground correction is needed before anything can be installed — that last one is the item most likely to move a quote after a site visit. See our full garden landscaping cost guide for typical pricing across project types.

Frequently Asked Questions

This one took 5 weeks from site survey to handover. A garden of this size typically runs 4–6 weeks, depending on how much ground correction is needed and whether any developer approvals are required before work starts.

It runs warmer than natural grass in direct afternoon sun — that is a real trade-off and worth knowing before you choose it. We manage this by selecting a lighter-toned, UV-stabilised yarn and, where the layout allows, positioning shade-casting planting or a pergola near the areas used barefoot. In shaded areas and through the cooler months the difference is not noticeable.

Tilal Al Ghaf is managed by Majid Al Futtaim, and most external changes visible from the street or affecting shared boundary walls require a community NOC before work begins — this typically includes boundary planting, hardscaping, and anything altering the external facade. Internal garden changes like turf replacement or planting within the existing footprint usually don’t trigger approval. We handle the NOC submission on the client’s behalf where one is required.

Yes — the same approach of artificial turf, drip irrigation zoned by sun exposure, and structured planter beds scales down well for smaller villa gardens. See our garden landscaping page for examples across different plot sizes.
